RULES, REGULATIONS & POLICIES

Thank you for choosing Piney River Resort LLC (“Resort”). We look forward to your visit. Please carefully review our Resort rules, regulations, and policies, which help to ensure you and other guests have an excellent stay. By entering the Resort, you represent that you have signed our Release & Waiver.. Anyone using these facilities must do so with the understanding that the Resort is provided as a recreational facility only, and it may not be used as a permanent residence. The Resort’s insurance does not cover guests’ RVs and other personal property so all guests must have their own insurance. We do our best to accommodate specific site and rental unit requests, but we do not guarantee specific units or site types. The Resort offers an option to lock in your requested site, park model (tiny home), glamping tent, or rental RV for a modest fee

Piney River Resort LLC is a family-oriented park. We want everyone to have fun, enjoy our facilities, and have a relaxing stay. Please respect other guests and our Resort. Please abide by all posted regulation signage throughout the Resort. Respect other guests by not walking through their sites and keeping your possessions on your own site. Inform all members of your camping party of the rules, regulations, and policies of the Resort. 

I AGREE & SHALL HAVE MY CHILDREN, INVITEES & GUESTS, ABIDE BY THE ABOVE & BELOW RULES, REGULATIONS & POLICIES:

Check-In & Check-Out: 

Check-in is 3:00PM for Lodging and 1:00 PM for RV Sites until 7:00PM & check-out is 11:00AM. We offer early check-in and late check-out. Please call for availability and fees.

Quiet Hours/Curfew: 

9:00PM – 7:00AM. All children must be on their sites with a parent by quiet hours. The Resort never accepts care, custody or control of children. During other hours, respect other guests and neighbors and minimize noise. Notify Resort of any issues.

Activities: 

Check the Activities Board in the amenity building for information on scheduled activities, events, and any changes.

Alcohol Use: 

Alcoholic beverages are allowed in moderation at the Resort. Beer and wine are permitted off of your site but must be in an approved container (ie: plastic or aluminum, no glass containers off-site). Beer or wine kegs are not permitted.

Barn: 

Do not enter the barn, it is not a Resort amenity. This structure is old and has many hidden dangers.

Bike Rules: 

Subject to State of TN bicycle laws. All children under 18 must wear bike helmets at all times. Parents must instruct their children in proper safety procedures prior to riding, and provide proper supervision. Please ride with caution. No speeding or reckless riding. The Resort speed limit is 5 MPH. No riding bicycles after dark. No riding on steps. One person at a time on a bicycle.

Campfires: 

Build fires in fire rings/pits only. Do not move fire rings/pits. Never leave a fire burning unattended. We ask all guests to follow the Tennessee Dept of Agriculture rules on firewood transport to help protect our forests. Firewood is for sale from the Resort, do not remove firewood from other sites. Keep a hose or bucket with water nearby in case of emergency.

Emergency: 

CALL 911. The address is 6869 Piney River Road North, Bon Aqua, TN 37025. After 911 contact, if possible, contact camp management.

Flags: 

Only United States, official US State, and official US POW flags are allowed to be flown in the Resort. 

Fireworks: 

No fireworks except sparklers used under direct supervision of an adult. 

Freeze Damage: 

Please always follow Piney River Resort’s Freeze Warning Precautions. If precautions are not followed completely and there is damage to the campground’s equipment, you will be charged a minimum $300 repair fee.

Illicit/Unacceptable Behavior

No illegal activity, drug use, physical/verbal abuse, bullying, or disrespectful behavior toward Resort employees is allowed.

Piney River Rules: 

NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK. No horseplay. No diving. No jumping off rock structures. No swimming after dusk. The Resort property does not extend to the opposite bank. Do not exit the Resort property, respect our neighbors.

Pool: 

NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK. All pool guests must follow posted rules.

Promotional Photography and Video: 

I permit Piney River Resort LLC to photograph and video each person in my party, including minor children, while on the Resort. The Resort and its promotional partners are authorized to use the resulting pictures and videos for any lawful purpose without compensation.

Property Damage to Resort: 

You may be asked to leave if you, your children, or your guests vandalize or damage the Resort property. You agree to pay for any required repair or cleaning.

Rental Units (Additional Terms)

You must be 21 to rent a tiny home, a rental RV, or a glamping tent. You agree that the property rented will be returned in the same condition in which it was rented and that you will be responsible for all damage or loss that occurs during the rental period. Notify management at check-in of any issues, otherwise you acknowledge the property is in good order and condition. At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in the trash receptacles, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove, and countertops are to be wiped clean; otherwise, Piney River Resort LLC Management may charge my credit card with an additional $75 fee. I understand and agree that if I leave the rental unit in an unreasonably filthy condition, Piney River Resort LLC Management may charge my credit card for the cost to professionally clean the rental unit ($300 minimum charge). All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Piney River Resort LLC Management. Damages for which you will be responsible include but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and stained ripped or torn linens or towels. Rental unit rates are based on 2 adults and 2 dependent children under the age of 18. Additional charges apply for additional guests (18+) and children. A maximum of 6 people are allowed in each rental unit. Any exceptions of this maximum number is at the discretion of management. Not all our cabins, tiny homes, rental RVs, or glamping tents are pet-friendly. If you wish to bring your pet, please check with the park before bringing your pet. Pets are not allowed on furniture or beds. There will be a minimum $150 pet cleaning fee for allowing pets on furniture or beds or bringing your pet into a non-pet-friendly lodging. No smoking/vaping inside tiny homes, rental RVs, or glamping tents; Detected smoking/vaping inside the unit will result in an additional smoke cleaning fee of $250. Please return your keys to the office upon checkout, if you depart when the office is closed please leave the key in the night deposit box at the check-in building. Any keys that are not returned are subject to a $50 re-key fee.

Resort Pet Rules: 

YOU and NOT PINEY RIVER RESORT LLC will be legally and financially liable for any all damage done to people and property by your pet. No more than 2 pets per site allowed. Pets must be on a short leash at all times and are to remain on a strong durable chain or rope that will not allow the pet to extend off the site in any direction. Pets should never be left unattended. All pet droppings are the responsibility of the pet owner and must be removed immediately. There will be a $50.00 fee charged to guests each time that they fail to clean up after their pet. All pets should have proper papers for vaccinations and be presented to the Resort management upon request. If any pet is being aggressive, creating a disturbance, or being a nuisance, the guest must immediately remove the pet. Children shall not be allowed to walk pets. No pets are allowed in bathrooms, the pool area, or Restort buildings. Any pet bites must be reported to Resort staff immediately. Any pet bites will result in the removal of the pet. Pet owners are responsible for any damage their pet may cause to property including buildings, activity areas, camp sites, grounds and trees. Accommodations will be made for service animals.

River Area & Flooding: 

Sites along the river are rented at a premium. River access for guests on the high side of Piney River Road N must use the river access to the left of the river sites. The Piney River is subject to floods and flash floods. At times it is necessary to vacate the river area due to the potential for flooding. If you are staying in this area, IT IS YOUR RESPONSIBILITY TO MONITOR FLOOD RISK and to remove yourself, your party, your guests, your invitees, your RV and other personal property from the flood risk area prior to any flood. If damage occurs to real or personal property on or off the Resort as a result of you not removing your RV or other personal property, you agree to pay for all costs associated with repair, recovery, and clean-up.

Septic

Sewer hoses must be undamaged and tightly connected. Do not wash food down the sink drain. Do not flush anything except toilet paper. Do not put household chemicals down the drain. You are responsible for the costs to repair any blockage due to a violation of these rules.

Site Presentation: 

Sheds, Fences or Decks are not to be erected at sites without written permission. Bushes or trees are not to be trimmed without permission. Artificial grass is not allowed. Clotheslines are not permitted at sites. Only one RV per site is permitted.

Tobacco Use: 

For the enjoyment of all our guests, smoking or vaping is not permitted inside any building on the Resort property or in any pool area. Cigarette butts are trash; do not discard them on the ground.

Trash: 

Keep your site clean and orderly. Deposit trash in trash bags and then place the trash bags in the designated Resort trash receptacles.

Utility Services: 

If any issue or issues occur with services at your site, notify management, and we will work to rectify the issue as soon as possible. If the issue is determined to be caused by your equipment or a violation of these rules, regulations, or policies, you agree to reimburse the Resort for repair costs.

Vehicles & Driving: 

There is a 5 MPH speed limit throughout the Resort, and safe, slow driving is required as children are at play throughout the Resort. Two registered camper’s vehicles per site are allowed if space allows. Guests must park in areas that do not block traffic flow or damage the Resort. Parking is at your own risk. If you need parking for additional vehicles or equipment (trailers, etc.), contact management for availability and fees. Motorcycles, mopeds, golf carts, and other power-driven vehicles that require a state license to operate can only be operated on Resort property by a state-licensed driver. Drivers must have insurance, and management can request proof of insurance at any time. 

Visitors: 

Visitors must come to the office and register with the Resort. A maximum of four visitors are allowed per camper’s site, and a visitor’s fee of $10 per visitor is charged for daily visitors, and an additional fee is charged for overnight visitors. Daily visitors must leave at quiet hours. An adult member of the camper’s family must be on the site at all times visitors are at their site. Visitors are asked to please leave their pets at home. 

Water

Help us conserve water- no washing of vehicles or RVs and ensure hoses and fixtures are not leaking. State law requires no fluid discharge of any kind, including sink water, on the ground. 

Weapons: 

Weapons and firearms of any kind, including, but not limited to; airguns, B.B. guns and slingshots, are not allowed in the Resort.

Cancellation & Refund Policy

:Your reservation at Piney River Resort is both special and important to us. If your plans change, please contact us to modify or cancel your reservation per the terms below. Our policy varies depending on the timing of your cancellation or modification notice in advance of the reservation or departure date. Camping is an outdoor experience we do not give credit or refunds for the discomforts of nature.

Site Rentals

If you must cancel your RV or Tent Site reservation, we require a 7-day notice by phone or email prior to the arrival date. Modification Policy may apply. Refunds will be issued less a $25 cancellation. With less than a 7-day notice, a shortened stay, or an early checkout the entire reservation fee is non-refundable.

Lodging Rentals

If you must cancel your Park Model, Tiny Home, Glamping Tent, or RV Rental reservation, we require a 7-day notice by phone or email prior to the arrival date. Modification Policy may apply. Refunds will be issued less a $50 cancellation fee. With less than a 7-day notice, a shortened stay, or an early checkout the entire reservation fee is non-refundable.

Monthly Site Rentals

If you must cancel your monthly site reservation, we require a 14-day notice by phone prior to the arrival date. Refunds will be issued less a $50 cancellation fee. With less than a 14-day notice, the entire reservation fee is non-refundable. Monthly site rental guests must provide a 30-day departure notice by phone. Without a 30 day notice no refund will be issued for an early departure.

Modification Policy

If you would like to modify a reservation for non-monthly rentals to another date we will do this one time as a courtesy as long as it is done via phone 3 or more days prior to the arrival date. Subsequent modifications can be made if completed via phone 3 or more days prior to arrival date with a $15 change fee for daily and weekly sites and $50 for monthly sites and lodging. Modifications are not allowed with less than a 3-day notice. Camp Credit can be issued upon the guest’s request for stays canceled prior to the non-refundable time period. Changes made to decrease occupancy or pets resulting in a credit owed will result in the issuance of a Camp Credit. Camp Credit will remain active on the User Account and will expire one year from issuance. Modification is subject to availability. If Piney River Resort LLC has to change or alter a reservation and the customer is dissatisfied with the changes made to their reservation they will be offered a full refund or the opportunity to make a reservation for a different date.

24-Hour Policy

Within 24 hours of making any reservation you may cancel it via phone and a refund will be issued. However, the 24-hour policy does not apply to cancellations within 24 hours of arrival date.

Payment Policy: 

Payment is due in full at time of booking. For monthly stays, one (1) month rent is due at booking and then each following month is paid in advance. We gladly accept Visa, Mastercard, Discover, and American Express. I hereby agree that Piney River Resort LLC may charge any remaining balance, any damage charges, or other amounts owed under these Rules and Regulations to any credit or debit card on file from my reservation or prior payments. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

No Show Policy: 

Reservations will be held until check-out time on the day following your scheduled arrival. No shows will result in full forfeiture of funds.

Piney River Resort is privately owned and PINEY RIVER RESORT LLC MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Piney River Resort Management reserves the right to require any person or party it deems necessary, to leave the Resort based on violations of Park Rules or behavior management deems inappropriate or disturbing to others, without refund. If you are asked to leave for any reason by the management of the Resort, you must do so immediately, or law enforcement will be notified, and you will be treated as a trespasser. The Resort is under video surveillance. At any time, staff may request photo identification from any guest. Failure to provide such identification may result in immediate removal from the Resort. These rules and regulations can be modified at any time.

I AGREE TO AND ACCEPT THE ABOVE RULES, REGULATIONS AND POLICIES. IN ADDITION, I UNDERSTAND THAT I AM RESPONSIBLE FOR THE ACTIONS OF ALL PERSONS REGISTERED IN MY PARTY, INCLUDING ANY CHILDREN, AND ANY GUESTS THAT VISIT DURING MY STAY.
